3D ANIMATION ON WEB REVOLUTIONIZES REAL ESTATE MARKETING - ACCESS GENERATES WORLD WIDE SALES BEFORE CONSTRUCTION

Washington, D.C. - Award-winning Abdo Development, a District of Columbia real estate development company that converts historic structures into luxury condominiums, has teamed with ThinkSpeed, Inc. a computer animation and multimedia company specializing in architectural, corporate and broadcast animation, to bring pre-construction buyers a more realistic and compelling way to see how a total renovation will look when completed. This partnership has delivered the virtual Bryan School lofts photo-realistic “tv quality” computer animation and presentation to prospective buyers over the Internet and on CD-ROM. These top-end urban lofts are located on Capitol Hill in Washington, DC.

ThinkSpeed created a three-minute photorealistic animated movie directly from Abdo Development’s evolving blueprints. Computer models are accurate to scale, fixtures consistent with planned use and meticulous care was given to the lighting in each room and the choice and placement of furniture, with an emphasis on the way the animation and other materials were presented to showcase the lofts’ most compelling features. All of the rooms feel spacious, comfortable and appealing, making the viewer feel like they are experiencing the actual environment. A CD-ROM, photo-quality still images, and website pages showcasing the animated movie were among the delivered products.

The 40,000 square foot historic landmark building (circa 1906) is located at 1315 Independence Ave, S.E., six blocks from the Eastern Market Metro and nearby conveniences. The building is on one of the highest sites on Capitol Hill, providing panoramic views of the Capitol, monuments, and Ronald Reagan Washington National Airport. The Bryan School will be part of Bryan Square, which will feature separate town homes by Eakin/Youngentob, Associates.

The Bryan School will feature soaring 17-foot ceilings and 10-foot-tall windows. The two elegant entrances of the building feature stone columns and pediments. Average-sized lofts will be 2,200 square feet. Other features will include a 32x32 foot
